Folk Drawing/Watercolor City Scene?

Just picked this up as well. I know nothing about it but I like it. Looks like a period drawing/watercolor from who knows when 1800's?. Looks like a city square or stables. It's 17 x 8 and on tracing paper I believe. No signature, in an old frame with old nails in the back. There is a tear through the piece. I pulled the back off to look for any info but found none. Look familiar to anyone? How about the period clothing or location? Anyone seen something like this for sale before? Any help appreciated.
