Old water color painting help.

Have a few items i'll be asking questions about tonight that aren't my expertise. Got this water color from a estate sale and was wondering if anyone had any info on it or could direct me to someone that does. The 4th picture is what i think is the signature which is unreadable. Defiantly old.
